February 21, 2013 | Posted by The Manager in Projects | Comments OffCurrently working on one of our most challenging projects of the year, this single family fixer is in consideration for our 2010 Project of the Year designation. Here are some BEFORE photos of the house. (We’ll post DURING photos soon.):
In 2009, John McCloud and our investors undertook a profitable rehab in the heart of Redmond. Acquiring a 2,600 sq. ft. “fixer” home on nearly an acre of abandoned landscape. Beginning in early spring, our construction crew began cleaning out the house, beginning with a massive three car garage. Major remodeling ensued. A brand new roof was the first major event. Drywall, tile, carpet, and light fixtures were all replaced. Cabinetry was custom built or replaced entirely.
The kitchen boasted a large sub-zero fridge, brand new Thermadore range, cherry cabinets, and granite countertops. The hardwoods were completely refinished and all walls were painted. Travertine tile was laid in the kitchen and dining areas.
Landscaping work continued throughout the remodel. Trees and shrubs were trimmed down, lawn was fertilized, and a brand-new french drain was installed. A gravel walkway traveled all the way around the home and connected with a new cedar deck in the backyard.

We purchased this single-family fixer house in April of 2010 and quickly began the remodel process. A major clean-out took 2 weeks to complete. Through the colder spring season, we worked from the inside out. Exterior painting was one of the last tasks.
Everything in the house was repaired, replaced, or refurbished. New carpet, tile, paint, fixtures, countertops, appliance package, doors, trim, and hardware.

2010 Project of the Year in Tukwila
After many months, we have completed our Project of the Year. This 2 bedroom/ 1 bath home was a down to the studs remodel. We effectively doubled the square footage by finishing the basement and turned the back lot into an enviable backyard, complete with 15 tons of rockery, gravel walkways, fresh seeded lawn, and new plants.
